Terms of Service

These Terms of Service govern your access to and use of Rentlio, establishing the rights, responsibilities, and platform record-keeping standards for Home Seekers, Tenants, and Property Owners.

1. Introduction & Purpose

Welcome to Rentlio ("Rentlio", "we", "us", or "our"). Rentlio operates an online rental property platform accessible via https://rentlio.rent/, connecting individuals searching for rental accommodation with property owners offering residential and commercial spaces for lease.

Rentlio provides a centralized, location-aware digital environment where users can discover properties through radius-based search, create verified user profiles, submit structured rental requests, coordinate tenancy requirements, maintain rental histories, and manage property listings.

Rentlio serves as the source of truth for information and records created and maintained on the Rentlio platform. This means users should refer to the information, timestamps, request statuses, and documentation recorded within Rentlio when managing their platform activity. Rentlio does not serve as a legal source of truth for events, agreements, or transactions occurring outside the platform.

2. Definitions

To ensure clarity throughout these Terms, the following capitalized terms have the meanings set forth below:

  • "Rentlio": The online rental property web application and platform operated at rentlio.rent, including its software, features, tools, and databases.
  • "User": Any individual or legal entity who visits, registers for, accesses, or uses Rentlio.
  • "Home Seeker": A User searching for rental properties, saving listings, or submitting inquiries/applications on Rentlio.
  • "Tenant": A Home Seeker whose rental request has been approved or who occupies a property under a tenancy arrangement recorded or managed on Rentlio.
  • "Property Owner" or "Landlord": A User who lists, advertises, or manages one or more rental properties on Rentlio.
  • "Property" or "Listing": A flat, apartment, 1BHK/2BHK/3BHK unit, PG room, studio apartment, house, or commercial space published for rent on Rentlio.
  • "Rental Request": An electronic inquiry or rental application submitted by a Home Seeker to a Property Owner via Rentlio.
  • "Rental Agreement": A lease, tenancy contract, house rules document, or terms of occupancy created, uploaded, stored, or referenced on Rentlio between a Tenant and Property Owner.
  • "Tenancy": The rental relationship and occupancy arrangement established between a Tenant and a Property Owner.
  • "Rent": The periodic monetary compensation agreed upon between a Tenant and Property Owner for occupancy of a Property.
  • "Platform Records": The electronic data, request logs, status updates, timestamps, profiles, listings, document metadata, and activity history recorded and preserved in Rentlio.
  • "Content": Text, images, photographs, property specifications, rules, preferences, messages, or files uploaded to Rentlio by any User.
  • "Transaction": Any rental application submission, owner approval or rejection, agreement recording, or tenancy record-keeping performed through Rentlio.

3. Rentlio as the Platform Source of Truth

Rentlio centralizes and organizes all rental-related activity conducted through its services to provide transparency and clarity for both parties. As the central platform and source of truth for platform-managed records, Rentlio maintains:

  • Listing Records: Property specifications, location coordinates, rental rates, amenity lists, house rules, and availability status.
  • Preference & Profile Records: Tenant profiles, lifestyle preferences, food habit indicators, family/occupancy criteria, and owner expectations.
  • Rental Request Lifecycle: Accurate records of when requests were submitted, viewed, accepted, rejected, or cancelled.
  • Agreement Documentation: Metadata, dates, and uploaded documents associated with rental agreements between users.
  • Tenancy Ledger & Status: Roster of active tenants, listed rent rates, and occupancy timelines as recorded by the parties.
  • Audit Logs & Timestamps: Precise chronological timestamps marking profile updates, listing modifications, and status transitions.

Platform Records reflect the information entered and available on Rentlio at any given time. Users agree to consult and rely upon their Rentlio dashboard for the current status of their platform interactions.

4. Accuracy of Information & Important Limitations

While Rentlio implements structural validations and profile checks to promote platform integrity, Rentlio does not automatically guarantee that all information supplied by users is accurate, complete, current, authentic, or legally binding.

  • Property Owners are solely responsible for ensuring the accuracy, legality, safety, and physical condition of their listed properties.
  • Home Seekers and Tenants are solely responsible for providing truthful, accurate identity and financial details in their profiles and rental requests.
  • Users must promptly update their Rentlio records if their contact details, listing availability, rent amounts, or tenancy statuses change.

5. The Underlying Rental Relationship

Rentlio operates strictly as a technology platform that facilitates connections and information management between Home Seekers and Property Owners. Unless explicitly agreed in writing under a distinct service tier, Rentlio is NOT:

  • The landlord, property owner, or property manager of any listed property;
  • The tenant or co-tenant of any residential or commercial lease;
  • A real estate broker, leasing agent, or escrow holder;
  • A guarantor, insurer, or financial surety for rental payments;
  • A legal party to any rental agreement or lease formed between Users.

The legal tenancy agreement, lease obligations, occupancy terms, deposit handling, and physical possession are strictly bilateral legal matters between the Property Owner and the Tenant.

6. Property Listings & Owner Responsibilities

Property Owners who publish listings on Rentlio represent and warrant that:

  • They own the property or possess valid legal authorization from the property owner to offer the premises for lease;
  • The listing address, map location, rental amount, security deposit requirements, amenities, and house rules are accurately stated;
  • The property complies with all applicable local housing, zoning, health, and safety laws and regulations;
  • They will not publish misleading, duplicate, or discriminatory listings prohibited by applicable law.

Rentlio reserves the right to review, edit, unpublish, or delete any listing that violates these Terms or appears fraudulent, without prior notice.

7. Home Seeker & Tenant Responsibilities

Home Seekers and Tenants using Rentlio agree to:

  • Provide accurate, genuine personal information and keep their contact details up to date;
  • Carefully review property descriptions, house rules, and rental terms before submitting a Rental Request;
  • Use the platform exclusively for lawful rental search and honest tenancy inquiries;
  • Never impersonate another individual or provide forged references or false income information;
  • Treat property owners and fellow tenants with courtesy and respect.

8. Rental Request Lifecycle

The standard request flow on Rentlio operates as follows:

  1. Submission: A Home Seeker submits a structured Rental Request with their profile details to a listed property.
  2. Owner Review: The Property Owner evaluates the applicant's profile, preferences, and proposed timeline.
  3. Decision & Record: The Property Owner approves or rejects the request, and Rentlio immediately updates the Platform Record.

Submitting or accepting a Rental Request on Rentlio signifies mutual intent but does not automatically transfer physical possession or replace a formal rental agreement unless and until both parties execute the required legal lease documentation.

9. Rental Agreements

Rentlio may provide features allowing Users to upload, store, reference, or acknowledge rental agreements. Users acknowledge that:

  • The parties are solely responsible for reviewing the terms of any rental agreement and ensuring compliance with applicable tenancy laws;
  • Rentlio does not provide legal advice, legal representation, or automated statutory compliance reviews;
  • Uploading a document to Rentlio creates a timestamped Platform Record of that document for the parties' convenience.

10. Rent & Payment Records

Rentlio may maintain ledgers and informational records of rent amounts, agreed payment dates, and recorded payments between Tenants and Property Owners.

Distinction between Payment Records and Payment Processing: Unless Rentlio explicitly integrates an authorized payment gateway for a specific transaction, Rentlio acts solely as an informational record-keeper and does not collect, hold, process, or escrow rent payments. Users remain responsible for settling payments via their agreed financial channels.

11. Communications & Activity Logs

Rentlio may maintain activity logs, notifications, and communication histories conducted through the platform. These logs assist users in maintaining a transparent record of their rental journey. Rentlio does not monitor or record private conversations conducted off the platform (such as third-party phone calls or external messaging apps).

12. Platform Record Integrity & Versioning

To uphold Rentlio's function as a reliable platform source of truth, modifications to critical tenancy records are preserved with chronological versioning. Where applicable, Rentlio preserves:

  • The original record and its initial timestamp;
  • The updated record and its modification timestamp;
  • The account responsible for the update.

This historical integrity ensures that neither party can silently overwrite past requests or status changes without a traceable record.

13. Prohibited Activities

Users shall not engage in any of the following prohibited actions on Rentlio:

  • Publishing fake, duplicate, misleading, or deceptive property listings;
  • Submitting fraudulent rental applications or using false identities;
  • Harassment, abusive behavior, stalking, hate speech, or unlawful discrimination based on race, religion, gender, disability, or national origin;
  • Attempting unauthorized access to Rentlio servers, user accounts, or administrative tools;
  • Scraping, crawling, harvesting, or extracting platform data without prior written authorization;
  • Manipulating, forging, or altering Platform Records or status indicators;
  • Uploading viruses, malware, or harmful automated scripts.

Violations will result in immediate account termination, removal of listings, and potential referral to law enforcement authorities.

14. Platform Records & Dispute Resolution

In the event of a disagreement between a Tenant and Property Owner regarding activity on Rentlio, Platform Records serve as an accurate reflection of what occurred within the platform. Users may contact Rentlio support to investigate technical discrepancies or platform-record disputes.

Platform Records do not automatically decide substantive legal or contractual disputes. External legal claims between tenants and landlords remain subject to applicable municipal, state, and national laws and the jurisdiction of competent courts.

15. Disclaimer of Warranties & Limitation of Liability

Rentlio is provided on an "AS IS" and "AS AVAILABLE" basis without warranties of any kind, whether express or implied. Rentlio specifically disclaims all warranties regarding:

  • The continuous availability, accuracy, or suitability of any listed property;
  • Whether a Property Owner will approve an applicant or whether a Tenant will pay rent on time;
  • The physical condition, habitability, structural safety, or legal zoning of any rental property;
  • The truthfulness, character, or creditworthiness of any platform user.

To the maximum extent permitted by applicable law, Rentlio shall not be liable for any indirect, incidental, consequential, special, or punitive damages arising out of or related to your use of the platform, property viewings, or tenancy arrangements.
